Lagos State Tenancy Law Guidelines

1-Year Advance Limit

Under Section 4 of the Lagos State Tenancy Law, it is unlawful for a landlord to demand or receive rent advance exceeding 1 year from a new tenant (or more than 6 months for a sitting tenant).

Legal Notice Periods

Statutory timelines regulate eviction protocols. A yearly tenancy requires a minimum of 6 months' written Notice to Quit. Attempted evictions without legal notice are strictly illegal.

Service Charges Cap

Every landlord must issue written receipts upon payment of rent. Receipts must capture the transaction date, exact sum paid, period of lease covered, and full address of the property to be legally valid.
