1-Year Advance Limit
Under Section 4 of the Lagos State Tenancy Law, it is unlawful for a landlord to demand or receive rent advance exceeding 1 year from a new tenant (or more than 6 months for a sitting tenant).
Legal Notice Periods
Statutory timelines regulate eviction protocols. A yearly tenancy requires a minimum of 6 months' written Notice to Quit. Attempted evictions without legal notice are strictly illegal.
Service Charges Cap
Landlords or agents cannot arbitrarily inflate facility service bills. Common security, water, or cleaning rates must be billed transparently at cost and separated from core rent.
